What real estate lead generation actually costs
Most real estate lead generation pricing hides the part that matters: what you spend on ads. Move the slider below and every plan price updates in real time — platform cost and managed ad spend combined into the one number you will actually be billed.
Set your ad budget, see your real monthly cost
Buyers and Sellers plans include $180/month of managed ad spend. Buyers & Sellers includes $300/month. Raise the budget and only the difference is added — at cost.

Prices shown combine your plan and your managed ad spend in one monthly figure. Buyers and Sellers plans include $180/mo of ad spend; Buyers & Sellers includes $300/mo. Anything above the included amount is added at cost. Paying the term in advance saves 15% on 12-month plans and 10% on 6-month plans; that discount applies to the plan only and never to ad spend. With Pay in advance selected, each plan shows the full amount due upfront for the whole term — the discounted plan plus your managed ad spend at cost, multiplied by 6 or 12 months. Lead projections assume roughly $3.50 cost per click, an 11% click-to-lead rate, a 2.5% lead-to-close rate, and $10,500 average commission; actual results vary by market, response time, inventory, and competition. A one-time setup and onboarding fee applies.
The comparison
What do real estate leads cost?
It is the hardest number to pin down in this industry, because most lead sources will not quote you one. Portal programs price by ZIP code, adjust with demand, and rarely publish a rate card — which is why agents end up asking what Zillow leads cost or what Realtor.com leads cost and getting a different answer in every market.
The portal model
You buy a share of a ZIP code, and the same homeowner is typically sold to several agents at once. Your effective cost per closing depends on how fast you dial relative to everyone else who bought the same name. The headline price is only half the equation.
The LiveBuyers model
You pay a fixed plan price and set your own ad budget. Every lead the campaign produces is exclusive to you and never resold. Because you control the budget, cost per lead is a function of your market and your spend — not of how many other agents bought the same territory.
Why the slider exists
Real estate lead generation cost is genuinely variable, so quoting one number would be dishonest. The tool above shows the actual arithmetic: plan price, included ad spend, and anything you add on top, at cost.
How it works
How LiveBuyers pricing works
One plan price
Covers the IDX website, lead capture, SaleFX AI follow-up, campaign management, and monthly performance reviews. It does not change when your ad budget does.
Ad spend at cost
Every managed plan bundles ad spend — $180/month on Buyers or Sellers, $300/month on Buyers & Sellers. Increase it and only the difference is added to your bill.
Term and billing
Choose a 6-month or 12-month commitment. Paying the term in advance takes 15% off the plan portion on 12-month terms and 10% on 6-month terms. The discount never applies to ad spend.
The lead guarantee
On a 6- or 12-month commitment we agree a minimum lead volume up front. Miss it and we keep running your service at no charge until we hit it. Full terms.
Questions
Real estate lead generation pricing questions
How much does real estate lead generation cost with LiveBuyers?
Plans start at $299/month for Starter. The managed lead plans are $589/month for Buyers or Sellers and $999/month for Buyers & Sellers on a 12-month term, each including managed ad spend. Raising your ad budget above the included amount adds that difference to your monthly bill at cost.
Is ad spend included in the plan price?
Partly. Buyers and Sellers plans include $180/month of managed ad spend and Buyers & Sellers includes $300/month. Anything beyond that is added at cost and goes directly to Google and Meta.
How much should I budget for real estate ads?
Most solo agents and top producers run between $180 and $1,000/month on the Buyers or Sellers plans. Teams and brokerages scaling for market share typically run $300 to $2,000+/month on Buyers & Sellers. Your account manager will recommend a figure based on your market rather than a blanket number.
Does the prepay discount apply to ad spend?
No. Paying your term in advance discounts the plan portion only — 15% on a 12-month term, 10% on a 6-month term. Ad spend is passed through at cost and is never marked up or discounted.
Can I change my ad budget later?
Yes. Your budget is not locked for the term. Increase or decrease it with your account manager and your monthly total adjusts accordingly, though reducing spend below the agreed level can affect the lead volume guarantee.
Are there setup fees?
A one-time setup and onboarding fee applies. Your account rep will confirm it before you sign.
